These are the most expensive municipalities in Malaga to rent a home [1662]

Renting a home in the province of Malaga is becoming more and more complicated. With each passing month it seems difficult for it to continue increasing the price, already unaffordable for the middle class, but it continues to do so and there is no sign of stopping.

The average cost of rent in the province of Malaga in June was 13.75 euros per square meter, 19.6% more than a year ago, according to data from the latest report published on Tuesday by Fotocasa. In other words, renting an average apartment of 100 square meters already costs 1,375 euros per month. Many payrolls do not even reach that.

/>Malaga is the sixth Spanish province with the most expensive rental homes, being only surpassed by the Balearic Islands (17.1 euros), Vizcaya (14.3 euros), Guipúzcoa (16.7 euros), Madrid (16.7 euros) and Barcelona (17.2 euros).

The interannual growth has been 19.6% in the province of Malaga, but the quarterly growth, although at a slower rate, continues to rise. Renting a home is now 5.5% more expensive than in March.

Those 13.75 euros is the average price, so there are locations where it is widely exceeded. The most expensive municipalities to rent a home in the province of Malaga, according to data from Fotocasa, are:

1. Marbella

It is not only the most expensive location in Malaga but one of the most expensive in Spain with 17.4 euros per square meter. It is 19.6% more than a year ago and in this second quarter of the year it gave a new high: 9.4%.

2. Torremolinos

Its proximity to the capital Malaga and its clear tourist component is an incentive for there to be more demand than supply and the price to rise. They are now paying 15.4 euros per square meter, 12.8% more than in March and 14.5% more than in June last year.

3. Mijas

If you are looking for a flat to rent in Mijas, you have come at the worst time. Its price has skyrocketed by 18.9% in the second quarter of the year compared to the first and has been set at 15.4 euros per square meter.

4. Benalmadena

You can think, because if Mijas is so expensive suddenly I look in Benalmádena. It's already late too because the same thing has happened. The rental price in this municipality has increased by 16.2% between March and June to 15.3 euros per square meter.

5. Fuengirola

Although its price has practically remained the same in the second quarter of the year -it has barely risen 0.5%-, renting an apartment in Fuengirola is still expensive: 14 euros per square meter, 9.5% more than a year ago.

6. Malaga capital

What can be said about Malaga capital. It is the largest city in the province and there is a supply of all kinds, but even so, the average price is through the roof because there is more demand than supply for phenomena such as tourist housing. Its price has risen 23.8% in one year, the second largest increase in Spain after that of Palma de Mallorca. They now pay 14 euros per square meter on average, about 1,400 euros for a 100-meter house.

7. Estepona

Estepona has managed to lower the rental price in the second quarter of the year by 4.9%, so it is on a more beneficial path for the client. However, the average cost is 13.8 euros per square meter, 10.6% more than a year ago.

8. Velez Malaga

Vélez is another town that it is better not to look at right now because it has led the third largest quarterly price increase among Andalusian municipalities with an increase of 22.9%. It is asking 12.2 euros per square meter.

9. Victory Corner

Malaga is expelling residents due to its high prices and many of them look in nearby towns, which also causes their prices to skyrocket. This is the case of Rincón de la Victoria, whose rent is now 35% more expensive than a year ago. You have to pay, on average, 11.9 euros per square meter in this town.
