These are data from the Bank of Spain's's annual report on housing that reflect the high concentration of vacation rentals in a municipality without specific regulation.

The urban center of Marbella has the highest concentration of tourist apartments in Spain, far above the rest of the large municipalities in Spain.

At a national level, vacation rentals represent an average of 10% of the entire residential market.

In
Marbella, this percentage reaches 64% if the urban center is taken as a reference, where two out of every three rental apartments have a tourist destination.

Regarding housing of this type on the outskirts of the municipalities, Marbella occupies second place nationally with 55%, only surpassed by Elche (66%).

The report prepared by the Bank of Spain indicates that 600,000 new homes are needed to adapt demand to supply throughout the national territory.

It states that there are four million empty homes in Spain, but that most of them are found in areas where demand is very small.

Tourist homes in Marbella

According to the National Institute of Statistics (INE),
Marbella has 6,540 tourist apartments. It is the latest data available, taken in August 2023.

It is 6.52% of the total number of homes that exist in the municipality.

Recently the Andalusian Government left the regulation of tourist rentals in the hands of the town councils, especially in terms of establishing limitations, but in Marbella at the moment nothing has been done.
